Pre-Purchase Sewer Inspection in Calgary

While a standard home inspection tells you a lot about a property, it doesn’t look inside the sewer line. This is unfortunate because sewer line issues are some of the most expensive repairs there are. A pre-purchase sewer inspection can give new homeowners a clear picture of what’s going on inside the pipe before closing on a property. After all, it’s better to discover a collapsed sewer line or root intrusion before closing a deal.

Mr. Mike’s Plumbing offers pre-purchase sewer inspections for home buyers, real estate agents and property managers across Calgary. We use a high-definition camera to see inside the sewer line and tell you what we find quickly, clearly and without any pressure.

Here are the benefits of choosing Mr. MIke’s Plumbing for your pre-purchase sewer inspection in Calgary:

  • High-definition sewer camera inspection of the full lateral sewer line
  • NASSCO certified inspection company
  • Clearly explained findings you can act on before closing
  • Fast scheduling to fit your real estate timeline
  • Honest, independent assessment

What is a Pre-Purchase Sewer Inspection?

A pre-purchase sewer inspection, sometimes called a sewer scope inspection or drain scope is using a camera to see inside a residential sewer line that runs from a home to the municipal connection at the street. A licensed technician inserts a flexible camera into the sewer line through a cleanout or drain access point to show you what’s going on inside the pipe.

The purpose of the inspection is to identify the current condition of the sewer line and to see any blockages, cracks, root intrusion, pipe misalignment, bellied section or pipe materials issues that affect function or need repair. A visual home inspection doesn’t show what’s happening inside the pipe, a sewer scope does.

Why is a Sewer Inspection During a Home Inspection Not Enough?

A standard home inspection covers the parts of a property you can see. Because the sewer lateral is a pipe that runs underground from the foundation to the street, it isn’t part of a standard home inspection. Home inspectors can note drainage performance at fixtures, but cannot see inside the pipe.

In Calgary, sewer lines in older properties often have clay tile, cast iron or Orangeburg pipe, which deteriorate over time and are vulnerable to cracking, root intrusion or collapse. That said, newer PVC sewer lines aren’t invincible against bellied sections or joint failures due to ground settlement.  Find out what you’re buying by scheduling a sewer inspection.

What Can a Pre-Purchase Sewer Inspection Find?

Our sewer camera inspections can identify issues including:

  • Root intrusion, when a tree enters through cracks or joint gaps in the sewer line
  • Pipe cracks, fractures and collapsed sections
  • Bellied or sagging pipe sections where waste pools and blockages can develop
  • Joint separations and offset connections
  • Buildup of grease, debris or scale causing partial or full blockages
  • Pipe material identification, cast iron, Orangeburg, PVC or other materials
  • Corrosion and deterioration in older sewer lines
  • Improper connections or non-compliant lateral configurations

The camera provides insights into the overall condition of the main sewer line. It can determine whether it’s still serviceable or getting to the point where repair or replacement are needed.

What Happens After a Sewer Scope Inspection?

Following the camera inspection, our technician walks you through our findings. If there are problems, we tell you and explain your repair and replacement options. Our team gives you the information you need to make an informed decision before closing on the property.

If there are no issues, we provide documented confirmation the sewer line is in serviceable condition. It’s important to know before purchasing a property.

If we do find problems, you have options. You can use the findings to negotiate a price reduction or request the seller to address the repair before closing. Either factor the repair cost into your purchase decision or walk away from the deal with your newfound information, it’s your decision.

If the line needs a repair or cleaning, Mr. Mike’s Plumbing is at your service. Our sewer repair and maintenance team handles sewer line repairs and full replacements as well as sewer and drain cleaning services to address blockages and buildup found during our inspection.

Why are Line Inspections Advantageous for Real Estate Agents and Property Investors?

Pre-purchase sewer inspections aren’t just for individual home buyers. Real estate agents who recommend sewer scope inspections to their clients are providing a service that protects the transaction and builds trust. Property investors dealing with multiple acquisitions also need fast, reliable inspection services.

Mr. Mike’s Plumbing works with real estate agents, property managers and investors across Calgary who need pre-purchase inspections. We understand real estate timelines and schedule inspections accordingly.

Frequently Asked Questions About Pre-Purchase Sewer Inspections in Calgary

What is a pre-purchase sewer inspection?

This camera inspection shows the inside of the sewer line that runs from a home to municipal connection at the street. A technician inserts a high-definition camera into the pipe through a drain access point to determine the condition of the line. If there are problems like blockages, cracks, root intrusion, pipe collapse or bellied sections, they will be found.

Depending on the length and accessibility of the sewer line, prices can vary. We provide upfront pricing before we start working, call (403) 520-2040 or book online to get a quote.

Generally, residential inspections take 45 to 90 minutes, but we’ll give you a realistic time estimate when you book so we can work around the seller’s availability.

If an issue comes up, we let you know. Depending on the problem, you can use it to negotiate with the seller, request repairs as a condition of sale, adjust your offer price or back out of purchasing the property. Having this information before closing is the point of the inspection.

There is no difference. A sewer scope and a sewer camera inspection are both referring to inserting a camera into a sewer line to show its condition. “Sewer scope” is the real estate term, while “camera inspection” is more commonly used.

The common problems found are root intrusion, pipe cracks and fractures, collapsed sections, bellied pipe where waste pools, joint separations, grease and debris buildup, corrosion and pipe material issues, The camera shows the full length of the sewer lateral that’s otherwise hidden.

It can. The camera footage shows the inside of the pipe so our technician can tell if it’s cast iron, clay tile, Orangeburg, PVC or another material. Pipe material matters, each one has its own lifespan and failure pattern. For example, orangeburg pipe tends to deteriorate or collapse and is usually a red flag in any pre-purchase inspection.
